Helpful Information for Sellers

1. Realtors must follow Kentucky and Federal Fair Housing Laws.
2. Federal Law requires a Lead Based Paint Disclosure for all residences built before 1978.
3. Kentucky requires an Agency Disclosure Form be filled out by all Realtors and signed by the Seller.
4. Kentucky requires a Sellers Disclosure of Property Condition be filled out and signed by the Seller and distributed by the Realtor to potential Buyers.

1. Your property has a Fair Market Value.  Ask your Realtor to provide you with their professional opinion.
2. Discuss any necessary repairs or updates with your Realtor.  Realtors know what will help sell your property.
3. Discuss marketing strategy with your Realtor.
4. Keep your home presentable and pleasant smelling.
5. Leave your home when your property is being shown.  Prospective Buyers are uncomfortable with you being present.
6. For your protection, never allow anyone to view your home without a Realtor.  Tell the person to call your Real Estate Agent and make an appointment.
